PERMITTING AND LOCAL COORDINATION

 

Brevard has many cities and towns plus large unincorporated areas such as Merritt Island, Viera and Micco. Permits and code enforcement come from the city or town where the property sits, or from Brevard County if it is unincorporated. A mailing address does not always tell you which, so we confirm the jurisdiction before any repair project starts.

Do you serve all of Brevard County?

Yes. We serve associations from Titusville to Micco from our Melbourne office at 2412 Irwin St, Suite 360 (visits by appointment only), Melbourne, FL 32901.

 

Our beachside condo building is more than 30 years old. What do we need to do?

If the building is three or more habitable stories, Florida generally requires a milestone inspection by December 31 of the year it turns 30 (local governments may set an earlier date), plus a Structural Integrity Reserve Study. We help the board schedule both and plan for the costs. Your engineer and attorney confirm exactly what your building needs.

 

Do you manage small Brevard associations?

Yes. We work with associations of different sizes. Florida requires many associations to use a licensed community association manager. Our firm license (CAB6095) can be checked at myfloridalicense.com.

 

Do you offer limited or financial-only management?

No. We provide full-service community association management only: financials, meetings and records, maintenance and vendors, compliance and resale processing, handled together by one licensed firm.
