Condo and HOA Management in Satellite Beach, FL

BARRIER-ISLAND ASSOCIATIONS NEED A MANAGER WHO KNOWS THE COAST
Satellite Beach sits on the barrier island between the Atlantic Ocean and the Banana River, just south of Patrick Space Force Base. Its oceanfront condominium buildings along A1A and its established neighborhood HOAs deal with things mainland communities rarely see: salt air, wind exposure, beach access and some of the most closely watched structural requirements in Florida.
ELITE CLASS PROPERTY MANAGEMENT AND REAL ESTATE COMPANY (Florida CAM Firm #CAB6095) manages condominium and homeowners associations in Satellite Beach and nearby Indian Harbour Beach.
SATELLITE BEACH PRIORITIES
Milestone inspections and SIRS for oceanfront condos. Many of Satellite Beach's multi-story condo buildings date from decades ago. Under Florida's post-Surfside laws, buildings three or more habitable stories tall need:
• A milestone inspection, generally by December 31 of the year the building turns 30, then every 10 years. Local officials can require it earlier based on environmental conditions such as closeness to salt water.
• A Structural Integrity Reserve Study (SIRS), plus fully funded reserves for the components it covers
We track every deadline, get proposals from licensed engineers and reserve-study providers, coordinate unit access and owner notices, and turn the findings into a budget and repair plan the board can explain to owners.
Salt-air corrosion and building envelope. Concrete spalling, rusting railings, balcony repairs, exterior paint and waterproofing, and window and door replacement come around more often by the ocean. We schedule inspections and help the board plan and bid these projects.
Oceanfront permitting. Work seaward of Florida's Coastal Construction Control Line may need state (FDEP) permits as well as City of Satellite Beach permits. We coordinate with your contractors and engineers so permitting is handled before work begins.
Sea turtle lighting. Brevard's beaches are among the most important sea turtle nesting areas in the U.S. Beachfront associations must follow local lighting rules during nesting season, so we help boards plan fixtures and remind residents.
Hurricane preparedness. Pre-season checklists, shutter and storm-panel procedures, emergency contacts, insurance documentation and post-storm damage coordination are part of our standard planning for island communities.

SATELLITE BEACH CONDO AND HOA MANAGEMENT FAQ
Our oceanfront building is three stories. Does it need a milestone inspection?
Florida's milestone inspection law generally applies to condominium buildings three or more habitable stories tall. Because of the coastal environment, check with the local building official whether an earlier inspection is required. We coordinate the inspection with a licensed engineer or architect.
Can our condo owners vote to waive SIRS reserves?
Generally, no. Florida law no longer lets owners waive or reduce reserves for SIRS components. Recent Florida law changes added some temporary funding options after a milestone inspection, so ask your attorney how they apply to your building.
Do you manage single-family HOAs in Satellite Beach too?
Yes. We manage both condo associations and HOAs.
Do you serve Indian Harbour Beach?
Yes. We serve associations along the central barrier island, including Indian Harbour Beach.
