PERMITTING AND LOCAL COORDINATION
Properties in city limits are permitted through the City of Cocoa. Many addresses with a Cocoa mailing address, including areas west of the city, are in unincorporated Brevard County, so we confirm the jurisdiction first.
COCOA HOA AND CONDO MANAGEMENT FAQ
Do you have an office in Cocoa?
No. We serve Cocoa from our Melbourne office at 2412 Irwin St, Suite 360 (visits by appointment only), Melbourne, FL 32901, and travel to board meetings and property inspections as needed.
Our condo building is more than 30 years old. What do we need to do?
If the building is three or more habitable stories, Florida generally requires a milestone inspection by December 31 of the year it turns 30 (local governments may set an earlier date), plus a Structural Integrity Reserve Study. We help the board schedule both and plan for the costs. Your engineer and attorney confirm exactly what your building needs.
Do you manage small Cocoa associations?
Yes. We work with associations of different sizes. Florida requires many associations to use a licensed community association manager. Our firm license (CAB6095) can be checked at myfloridalicense.com.
Do you offer limited or financial-only management?
No. We provide full-service community association management only: financials, meetings and records, maintenance and vendors, compliance and resale processing, handled together by one licensed firm.
Educational only, not legal advice.
