Condo and HOA Management in Melbourne Beach, FL

PROFESSIONAL MANAGEMENT SIZED FOR SMALLER BEACH COMMUNITIES
Melbourne Beach is quieter than most of Florida's coast: low-rise buildings, a historic town center around Ocean Avenue and the Melbourne Beach Pier, and a long stretch of the South Beaches toward Sebastian Inlet and the Archie Carr National Wildlife Refuge. Associations here are often small condominiums and HOAs, sometimes self-managed for years by a few dedicated volunteers.
ELITE CLASS PROPERTY MANAGEMENT AND REAL ESTATE COMPANY (Florida CAM Firm #CAB6095) gives Melbourne Beach associations professional management without big-city overhead. We handle every part of running the association so your volunteers don't have to.
COMMON SITUATIONS IN MELBOURNE BEACH
Moving from self-management to professional management. As Florida's condo and HOA rules have grown, many volunteer boards find they're spending their free time on record-keeping, notices and compliance. We can take over:
• Bookkeeping, assessment collection and board financials
• Meeting notices, minutes and official records
• Owner records requests within state deadlines
• Vendor scheduling and common-area checks
Florida requires many associations to use a licensed community association manager. Our firm license (CAB6095) can be checked at myfloridalicense.com.
Town versus county jurisdiction. The Town of Melbourne Beach has its own building department and codes. Communities south of town in the unincorporated South Beaches go through Brevard County. We confirm jurisdiction before any project so permits are filed with the right office.
Low-rise coastal maintenance. Even two-story buildings by the ocean take a beating from salt air. Railings, stairs, walkways, roofing, exterior paint and dune walkovers need regular attention. If your building is three or more habitable stories, Florida's milestone inspection and SIRS rules also apply, and we coordinate them.
Protecting the beach environment. Beachfront associations in Melbourne Beach and the South Beaches sit next to major sea turtle nesting beaches and protected lands. We help boards follow local turtle-lighting rules and coordinate dune and walkover maintenance with the appropriate permits.

MELBOURNE BEACH CONDO AND HOA MANAGEMENT FAQ
We're a small, self-managed condo. Can we hire you for just part of the work?
We don't offer partial-service packages. ELITE CLASS PROPERTY MANAGEMENT AND REAL ESTATE COMPANY is a full-service community association management company that manages all aspects of the association as permitted under applicable law, so your volunteer board no longer has to handle the day-to-day work.
Is our association in the Town of Melbourne Beach or unincorporated Brevard County?
It depends on your exact location. Many properties south of town are in unincorporated Brevard County. We confirm it before any permitted project.
Our building is only two stories. Do the milestone inspection rules apply?
Florida's milestone inspection requirement generally applies to condominium buildings three or more habitable stories tall. Two-story buildings still need good maintenance and reserve planning, and your condo still has to follow Florida's other condo savings and reporting rules.
Do you serve the South Beaches down to Sebastian Inlet?
Yes. We serve associations from the Town of Melbourne Beach south through the South Beaches of Brevard County.
