Our formal screening process is simple:
All prospective Tenants are required to complete our complimentary tenant pre-screening questionnaire before scheduling a property showing. The purpose of this process is to help prospective Tenants determine whether they are likely to meet the property's qualification criteria before investing additional time, effort, or application fees. Pre-screening is intended to identify potential qualification concerns in advance and provide applicants with a better understanding of the property's requirements. While pre-screening does not guarantee approval, it may help prospective Tenants assess whether they have a reasonable likelihood of qualifying before submitting a formal application. Our clients expect us to present showings to qualified prospects whenever possible, and this process helps ensure a more efficient experience for property Owners, current occupants, and prospective Tenants alike.
All adults who plan to occupy the residence and or co-sign for the residence are required to submit an application with our company and pay the applicable non-refundable application fee for the property. Each applicant must complete a separate application and satisfy all application requirements before being considered for approval.
As part of our screening process, we may review credit reports, criminal background reports, eviction history reports, rental history reports, identity verification reports, income verification reports, fraud prevention reports, public records, and other screening information permitted by applicable law. Additional documentation may be requested to verify an applicant's qualifications, identity, income, assets, occupancy, rental history, and ability to satisfy the lease obligations.
Our minimum screening criteria are as follows:
Minimum combined gross household income-to-rent ratio of 2.5:1 or greater.
Credit score of 600+ preferred. For scores below 600, we may consider:
Qualified cosigners with a 600+ credit score;
Additional rent;
Additional security deposit; and or
The full lease term paid upfront.
Verifiable and stabilized income.
Clear copy of government-issued identification (front and back).
Three (3) months of most recent bank statements. Must be the actual bank statement issued by the bank. We do not accept modified official bank records.
Three (3) most recent paystubs and or filed tax returns.
Landlord letters of recommendation, when available (recommended).
Emotional Support Animal ("ESA") and Service Animal verification documentation from a qualified healthcare provider when applicable and permitted by law. We do not charge fees, additional rent, or additional security deposits for ESAs or Service Animals. If you believe one of our associates, employees, vendors, Owners/Landlords, or housing providers may be discriminating against your accessibility rights or protected assistance animals, please contact us immediately at Broker@LocalPMC.com. We take such concerns seriously and will investigate such reported incidents promptly.

How do we send monthly owner disbursement payments to landlords?
Owner distributions are made electronically through an e-check delivered by email.
Owners may either print and manually deposit the e-check or enroll in automatic direct deposit using the same e-check platform. Automatic direct deposit requires a one-time enrollment process using the instructions provided with the first e-check received.
Owners are solely responsible for establishing, maintaining, and updating their banking information for automatic direct deposit. Owners are responsible for all banking, processing, transaction, payment, transfer, mailing, postage, and related fees associated with their selected payment method throughout the term of the Service Agreement and any renewals, extensions, or successor agreements.

What does a Tenant do in the event of an emergency?
For life-threatening emergencies, call 911 first. For urgent property issues, submit a maintenance request through DoorLoop, including photos, videos, and a detailed description of the issue.
Please contact us as soon as possible regarding any urgent property concern so we can guide the next steps, coordinate vendors when necessary, and help protect the property from further damage.
You can expect clear communication, resources, and support throughout the process. We provide after-hours, urgent, and emergency property management assistance when needed; however, we are not emergency responders and cannot perform the functions of 911 dispatchers, firefighters, paramedics, law enforcement officers, utility providers, or other emergency service personnel. In situations involving an immediate threat to life, safety, health, or property, contact the appropriate emergency service provider first.

How are eviction situations handled?
If a tenancy becomes unworkable, we follow the lease, Florida law, and our Service Agreement. We document the issue, handle all tenant communications, issue formal notices as appropriate, and connect you with qualified local attorneys when legal action is necessary to evict the Tenant.
The attorney will handle the eviction process through the court system to achieve the most efficient resolution while working alongside our firm throughout the process. Once a writ of possession is issued, we will regain possession of the property, conduct interior and exterior inspections, coordinate or perform any necessary maintenance and repairs, and prepare the property for rent or sale. We will then market the property and assist you in achieving your rental or sales objectives.

At Elite Class Property Management and Real Estate Company, we prioritize clear communication and timely resolution when addressing late rent payments.
Upon a missed or late payment, we promptly notify the tenant with a courteous reminder, outlining the overdue amount and any applicable late fees as per the lease agreement. We work closely with tenants to understand any challenges they may be facing. We may offer one-time courtesy payment plans or partial payments when appropriate, while maintaining compliance with applicable laws and regulations.
If the tenant continues to delay payment or becomes a habitually late paying tenant, Elite Class Property Management and Real Estate Company follows a structured process that may include formal notices and, if necessary, initiating eviction proceedings to protect the property owner’s interests.
Our approach balances professionalism, firm enforcement of lease terms, and a commitment to preserving positive tenant relationships whenever possible.

Does Elite Class Property Management and Real Estate Company manage tenant maintenance and repair requests?
Yes. Elite Class Property Management and Real Estate Company coordinates and manages Tenant maintenance and repair requests on behalf of property Owners. Tenants may submit maintenance requests through our designated systems, including DoorLoop, and in certain circumstances by email or text message if the platform is unavailable.
Our team reviews reported issues, communicates with Tenants and Owners as necessary, coordinates maintenance services, and monitors work progress to help ensure repairs are completed in a timely and professional manner. When available and appropriate, Elite Class Property Management and Real Estate Company may first provide maintenance and repair services through its in-house team. If in-house services are unavailable, unsuitable, or beyond the scope of work we perform, we may coordinate qualified vendors, contractors, specialists, or other service providers as needed.
We maintain records of maintenance requests, work orders, invoices, vendor communications, and completed repairs to support effective property management, operational efficiency, and asset preservation.
For emergency maintenance situations involving an immediate threat to life, safety, health, or significant property damage, Tenants should contact the appropriate emergency service provider first, when applicable, and then notify our office as soon as possible so we can assist with coordinating the appropriate response.

Does Elite Class Property Management and Real Estate Company require landlords and tenants to have insurance?
Yes.
Elite Class Property Management and Real Estate Company may require Owners and Tenants to maintain certain insurance coverages as specified in the applicable Service Agreement, Lease Agreement, association governing documents, lender requirements, and or other applicable agreements.
Owners are generally responsible for maintaining appropriate property, liability, hazard, flood, windstorm, landlord, dwelling, and other insurance coverages necessary to protect their interests and comply with applicable requirements. Tenants may be required to maintain renter's insurance, liability insurance, and other coverages as required by the Lease Agreement.
Insurance requirements may vary by property, occupancy type, risk profile, lender requirements, association requirements, and applicable law. Owners and Tenants should carefully review their agreements and consult with qualified insurance professionals regarding appropriate coverage. Failure to maintain required insurance may constitute a default under the applicable agreement.
